FREQUENTLY ASKED QUESTIONS:

How do I communicate with my Landlord?  Applegate Property Management is your landlord.  All communication and correspondence should be directed to your management office.

 How long is my Lease?  Unless you were told otherwise, you have signed a one-year lease.  At the end of your lease, it will convert to a month-to-month lease that begins on the 1st of each month and ends on the last date of the month.

 How do I pay my Rent?  Rent is due on or before the first (1st) day of every month.  Rent checks should be made payable to APPLEGATE PROPERTY MANAGEMENT and dropped off or mailed to arrive at your management office on or before the 1st of the month.  Your check or money order must have your name and current address on it so we can properly apply it to your account.  You can also pay by VISA or MasterCard.  You must visit your management office to pay by VISA or MasterCard.  If desired, you can make arrangements to have your rent automatically paid on the 1st of each month.  You need to speak to your management office if you desire this service.

 What if I am late on my Rent Payment?  There is a $25.00 late fee automatically charged to your account if it is received after the 5th of the month.  There is an additional $25.00 late fee assessed to any payments not paid in full by the 15th of the month (including any late fees).  You must contact your management office if you must pay late and let us know the date you will be paying the full amount (including any late fees).  You will be asked to sign a Repayment Agreement.  There is a $40.00 NSF (non-sufficient funds) fee if your check is returned unpaid by your bank FOR ANY REASON.  You will also owe the $25.00 late fee for a total of $65.00.  This payment must be made with a money order, cashier’s check or by credit card.

 When do I have to turn on Utilities?  Be sure to have the electric (and gas if applicable) transferred to your name by your move-in date.  Make sure you have your correct address for your phone, cable and other services.

 What’s the difference between a Guest and a Roommate?  A guest is staying with you less than 14 days.  If you have someone staying with you for longer than 7 days, you must notify management.  No guest may stay in excess of 14 days without prior written consent from Applegate.  If someone will be staying with you longer than 14 days, you must contact management so that they may be added to your lease as a roommate.

 Can I change my locks?  There is a $65.00 charge to change your locks and they can only be changed by Applegate Property Management.  If you change your locks, we will replace the lock and you will be charged $65.00.

 Can I have Pets?  We do allow some pets at our properties.  If you would like a pet, please contact the management office for information.  If you do get an approved pet, you will be required to pay additional deposit, pet rent and to sign a separate Pet Addendum.

 What happens if I become incapacitated or pass away?  We are not permitted to allow access to your home to anyone not listed on the lease until we have notification from the courts that they are allowed to have access.  We recommend that you execute a separate “Authorization to Remove Possessions” addendum available at the management office.

 What if I have a maintenance problem?  If you have a maintenance problem, please contact the management office immediately.  We want to correct any problems as soon as they occur.  We have 24-hour emergency maintenance.  The only telephone number you need to know is the management office phone number.  We have voice mail during the day and return all messages.  After hours, the answering service will answer and leave us a message or contact us in emergencies.  There is a $35.00 charge for lock outs.

 Do I have to get Renter’s Insurance?  Yes, renter’s insurance is mandatory.  You can contact your own insurance agent, or we can give you the name of an agent.

 Where can I store things?  Store all items in your apartment.  There is to be no storage in the hallways or carports.

 Where can I park?  Please park in your assigned area first.  Overflow and guest parking may be directed to any extra spaces.  Under no circumstances are you or your guest permitted to use other resident’s assigned parking spaces or carports!

 Can I install a Satellite Dish?  You must have written permission from Applegate Property Management to install a satellite dish.  Under no circumstances are satellite dishes to be mounted to any building or fence.

 Where is smoking permitted?  Smoking is permitted only inside your apartment home.  There is no smoking in the hallways or common areas, including the laundry area.  If you or your guests are smoking in your apartment home, you must keep your door closed so that smoke does not drift into common areas or hallways.  If there is smoke damage in your apartment, you could be charged for any additional cost incurred in re-renting your apartment.

 What do I do if I need to move out?  We require written notice of your intent to move on or before the first day of the month and at least thirty (30) days prior to your move-out date.  Your apartment is to be left in the same condition when you move out as when you moved in.  Be sure to replace any burned out light bulbs, clean the appliances, clean and defrost the refrigerator, leave no trash behind, remove your satellite dish if necessary and remove all personal items.  Upon moving out, you must return all keys and give us a forwarding address.  If you move out in the evening or over the weekend when our office is closed, please put your keys in an envelope with your name and address written clearly and drop them in our drop box.  Applegate has thirty (30) days after the end of your lease to return any deposit being refunded.

      If you break your lease, you will be charged for preparing the apartment unit (in the same manner it was prepared for you) for the next tenant.  You will also be responsible for the rent until your apartment is re-rented.  In addition, you will be responsible for paying back an amount equal to the amount of any rent special you received upon move-in.
